38 Seymour Street lies within the Portman Estate conservation area and has been refurbished to provide approximately 7700 sqft of high spec office space with a bespoke reception area. The building presents modern, open plan office floors designed to the latest standards which will be open for viewing to let.

The project and its bespoke interior represents the Portman Estate's sustained efforts to provide modern, functional architecture in Central London, and to pursue a vision for the Estate, Marylebone and the surrounding areas.

In collaboration with the renowned artists of Timorous Beasties, a highly bespoke interior has been created for parts of the building, which ties a link back to the history of the area and the Estate itself, who occupied the property for over 60 years prior to its current refurbishment. The intention was, by using the abstract motif of the plane tree in the bespoke artwork for the reception area, to create a connection between the refurbished building and the historic Portman Square nearby.

The square was created around 1780 as one of the first parts of the emerging Portman Estate and was home to its head office for nearly two centuries. Following bomb damage sustained during WW II, the Estate moved its headquarters to No. 38 Seymour Street, where it stayed until late 2011, when it moved back to Portman Square. Taking these events into account, a strong connection was visible between the Estate, the square and the traditional London tree. Plane trees were introduced into London as part of its westward expansion in the late 18th century and proved so popular and suitable for city life that they were planted throughout the city and eventually became known as the London Plane Tree.

More than just being a commercial refurbishment project, it was part of the brief to make the best possible use of the property while leaving a legacy behind worthy of a building that was the client's head office for over 60 years.
