Feilden+Mawson were commissioned by the Portman Estate to convert two Grade II listed Georgian townhouses to residential use, creating 11 self-contained apartments of varying size and configuration. The specification for these ranged from 1 to 3 bedrooms, while the general arrangement of the apartments was determined by the opportunities offered by the existing plan form of the listed buildings.

No. 70 is formed from two previously combined houses, which has allowed F+M to create one large living space along the full frontage for the principal apartment on the 1st floor, with an open plan kitchen at one end.
