Cambridge Innovation Park

Feilden+Mawson have been commissioned to design an iconic innovation centre on a primary corridor into Cambridge. The masterplan is looking to provide a circa of 25,000m2 of flexible workspace. This first phase of 4,700m2 is split between two built elements linked by a feature main entrance fronting a public space.

The proposed building is for Incubyte which is a Tech business Incubator based at Cambridge Innovation Park and the lettable spaces shall be aimed at small businesses and start-ups, particularly those which have high growth potential. The client developer operates as an ecosystem, with Incubyte guiding start-ups from initial concept through the launch phase and then through the growth phase into maturity. Incubyte provides guidance and funding via a network of Trainers, Mentors, Partners and Financiers. The developer provides accommodation in the form of communal co-working space, hot desking, serviced and un-serviced offices, small business starter units, industrial space and retail premises. The building is proposed to be highly insulated with a mixed modal ventilation system operating off air source heat pumps.
