The site is located to the North of Berristead, a Grade ll* Listed manor house, and opposite Harbour School, a more recent manor house designed by Pugin and set in extensive parkland.

A contemporary design is advocated for this woodland setting and new pedestrian footpaths leading through the avenue of limes to the local primary school. The landscaping approach will promote soft verges and living hedges and post-and-rail fence to complement the rural setting.
